Work description
Nick Lane LLC is a property maintenance company that provides winter property maintenance and snow removal services for residential, commercial, and active construction properties throughout Colorado Springs, Colorado, and the surrounding areas. Our company plays a critical role in maintaining the safety, accessibility, and functionality of these properties during the winter months by ensuring that pedestrian walkways, parking areas, driveways, jobsite entrances, and other essential access points remain clear of snow and ice. Due to the nature of our business, our operations are strictly seasonal and are driven entirely by Colorado's winter weather. The demand for our services begins each year in October and continues through mid-May, when snowfall, freezing temperatures, and recurring winter storms create an increased need for continuous property maintenance and snow management. During this period, our clients rely on us to maintain safe access to their properties, reduce weather-related hazards, and ensure uninterrupted operations throughout the winter season. The workload during these months is significantly greater than at any other time of the year and requires a temporary workforce that is dependable, physically capable, and able to perform outdoor work under cold and adverse weather conditions. The increased demand is temporary in nature and directly tied to seasonal weather patterns that occur each winter. To meet this recurring seasonal demand, Nick Lane LLC is seeking to employ 42 temporary Property Maintenance Workers from October 1, 2026, through May 15, 2027. This timeframe reflects the normal duration of the winter season in Colorado Springs, when snow removal and winter property maintenance become daily operational necessities. The temporary workers will perform winter property maintenance duties including snow and ice removal from sidewalks, walkways, stairs, ramps, driveways, parking lots, building entrances, access paths, and active construction areas requiring safe pedestrian and vehicle access. Workers will shovel snow, remove accumulated ice, apply salt, sand, ice melt, and other de-icing materials, monitor properties for winter-related hazards, and assist in maintaining safe access to construction staging areas, material storage areas, and common work areas. Workers will also perform general property upkeep such as debris removal, cleaning common areas, basic maintenance, and winterization activities to help protect properties, equipment, materials, and jobsite areas from winter weather conditions. They will use hand tools and basic equipment including snow shovels, snow pushers, ice scrapers, brooms, spreaders, wheelbarrows, and snow blowers. The position does not involve skilled construction trades or repair work such as electrical, plumbing, HVAC, or carpentry. The use of H-2B temporary workers is essential to allow Nick Lane LLC to fulfill its contractual obligations during the winter season, maintain safe and accessible properties for its clients, and respond to the substantial increase in seasonal demand. The need for these workers is temporary and will end when the winter season concludes and the seasonal workload returns to normal. At the conclusion of the season, on or about May 15, 2027, the temporary workers will be released because the seasonal need for their services will no longer exist.
